The short answer
The top five AI tools for realtors in 2026 are ChatGPT for listing copy and client emails, Canva for marketing graphics, Virtual Staging AI for staged photos, HubSpot for follow-up, and Descript for walkthrough videos. Together they cover the work that repeats on every listing. Start with ChatGPT and Canva, which both have free plans, and add the others when a specific listing or pipeline problem justifies the cost.
AI drafts; you stay responsible. Every listing description, staged photo and ad still has to give buyers a true picture of the property and comply with fair-housing law.
The top 5 at a glance
| # | Tool | Best for | Starting price (checked Oct 24, 2026) |
|---|---|---|---|
| 1 | ChatGPT | Listing descriptions, client emails, market summaries | Free; Plus $20/month |
| 2 | Canva | Just-listed graphics, flyers, social posts | Free plan; Pro is paid |
| 3 | Virtual Staging AI | Staging empty rooms in listing photos | From $16/month billed yearly (6 photos) |
| 4 | HubSpot | Lead tracking and follow-up | Free CRM; Starter is per seat |
| 5 | Descript | Editing walkthrough and market-update videos | Free; Hobbyist $16/month billed yearly |
1. ChatGPT: listing copy and client communication
ChatGPT is the most versatile first tool for an agent. Give it the property facts, the neighborhood features you can verify and your preferred tone, and it returns a usable first draft of a listing description, an open-house email or a plain-language summary of an inspection report.
OpenAI's pricing documentation lists a free plan, Go at $8/month, Plus at $20/month and Business at $25 per user per month ($20 billed annually) with a two-user minimum. A solo agent rarely needs more than Plus. Teams that want shared workspaces and business-data protections should compare Business.
Watch for: invented features. Never let the draft describe a renovation, view or school assignment you have not confirmed. Avoid language that describes the kind of buyer a home suits, such as "perfect for young families," because that can raise fair-housing issues.
2. Canva: marketing graphics without a designer
Canva turns a listing into just-listed and just-sold posts, flyers, open-house signs and presentation decks in minutes. Its AI features handle resizing, background removal and first-draft copy, and brand kits keep your colors and headshot consistent.
The free plan covers basic listing graphics. Brokerage teams that want shared brand kits typically move to a paid plan. Canva's pricing page could not be loaded for verification, so check current Canva pricing before you budget for it.
Watch for: brokerage branding rules. Many brokerages require specific logos and disclaimers on every ad; save them in a template so AI edits don't strip them out.
3. Virtual Staging AI: staged photos for empty listings
Vacant rooms photograph poorly. Virtual staging tools furnish an empty-room photo in seconds, at a fraction of the cost of physical staging. Virtual Staging AI lists plans from $16/month for 6 photos up to $79/month for 150 photos, all billed yearly. Its plan cards say no plan adds a watermark.
Watch for: disclosure. A NAR article published August 2026 points to the Code of Ethics requirement to present a true picture in advertising, notes that California's AB 723 now requires altered listing images to be disclosed with originals available, and quotes MLS guidance that virtually staged photos must be clearly identified. Because the tool does not add a label for you, add "virtually staged" to the photo or caption yourself, and keep the original in the listing.
4. HubSpot: follow-up that doesn't fall through the cracks
Most lost deals are follow-up failures, not marketing failures. HubSpot's free CRM tracks contacts, deals and email conversations, and its pricing page lists AI assistants among the free tools. Agents can log every showing and set reminders without paying for a real-estate-specific platform on day one.
Paid Starter seats were on a promotional price when we checked, so confirm the billing term before upgrading. If your brokerage already provides a CRM such as Follow Up Boss or kvCORE, use that instead; two CRMs is worse than one.
Watch for: consent. Only add contacts who gave you their details, and follow your state's rules for texting and calling.
5. Descript: walkthrough and market-update videos
Descript lets you edit video by editing its transcript: delete a sentence from the text and it disappears from the video. That makes property walkthroughs, neighborhood tours and weekly market updates fast to clean up. It also removes filler words and adds captions automatically.
Descript's pricing lists a free plan (720p with a watermark), Hobbyist at $16/month billed yearly ($24 monthly) and Creator at $24/month billed yearly ($35 monthly).
Watch for: music and footage rights. Use licensed music, and get permission before filming sellers or their belongings.
A fair-housing checklist for AI-assisted marketing
HUD withdrew its 2024 guidance on AI and digital housing advertising in 2025, but the withdrawal notice states that actions which do not comply with the Fair Housing Act remain subject to enforcement. The underlying law has not changed. Before any AI-assisted ad goes live:
- Describe the property, not the ideal buyer.
- Remove references to protected characteristics, including familial status, religion and disability.
- Check that every feature in the copy is true and current.
- Label altered or virtually staged images and keep the originals.
- Review ad audience settings yourself rather than accepting automated targeting suggestions.
How to start this week
Pick one active listing. Draft its description in ChatGPT, build the social graphics in Canva and stage one empty room. Time each step against how you did it last time, and note every correction you had to make. Add HubSpot and Descript when you are sure the first three save time without adding compliance risk.

Frequently asked questions
What is the best AI tool for realtors?
ChatGPT is the best first tool for most agents because it drafts listing descriptions, client emails and market summaries, and has a free plan. Add Canva for graphics and a virtual staging tool for vacant listings.
Do I have to disclose virtually staged photos?
Generally yes. NAR's Code of Ethics requires a true picture in advertising, California's AB 723 requires disclosure of altered listing images, and many MLSs require virtually staged photos to be clearly identified. Check your MLS rules.
Can AI-written listing descriptions violate fair housing law?
Yes. The Fair Housing Act applies regardless of who or what wrote the ad. Describe the property rather than the ideal buyer, and review every AI draft before publishing.
How much does an AI tool stack for a real estate agent cost?
You can start for free with ChatGPT, Canva, HubSpot's free CRM and Descript's free plan. Paid upgrades start around $16 to $20 per month per tool.
